Option #1: Loan Modification
Loan Modification is a permanent change in one or more of the terms of a mortgager’s loan, allows the loan to be reinstated, and results in a payment the mortgagor can afford.
Option #2: Short Sale
A short sale occurs when the outstanding obligations (loans) against the property are greater that what the property can be sold for. Short sales are a way for homeowners to avoid foreclosure on their homes and still be able to pay off their loan by settling with lender.
Option #3: Foreclosure
Foreclosure is when the bank responds to non-payment of mortgage by selling the property at a trustee sale and taking the home back as per the loan contract. Result is loss of the home and severe damage to credit.
Option #4: Deed-in-Lieu
This is a voluntary handing over of the deed to the lender to try to avoid the total credit damage from a foreclosure.
